Using an agent in Yaoundé: what to know

In Yaoundé, online demand for agents runs higher than in Douala, and it concentrates on Bastos, Nlongkak and Odza — where furnished rentals and expatriate tenants are. In Biyem-Assi, Mendong or Nsimeyong the market is mostly owner-to-tenant: an agent adds value there if they genuinely know the neighbourhood's landlords, not if they are simply relaying a listing that is already public.

What an agent charges

Agency fees are counted in months of rent, not as a percentage. On top of that there may be a viewing fee, paid before you even step inside. Both are separate from the deposit and the months of rent paid upfront, which go to the owner and not to the agent.

Demand this before paying

  • See the property, inside, before handing over anything.
  • Meet the owner, or see the mandate authorising the agent to let the property.
  • A written receipt for every payment, naming who took it and how to reach them.
  • The real total of the first payment: deposit + upfront + fees, as one figure.

Warning signs

  • You are asked for money before the viewing, or to "reserve" the property.
  • The exact address is only given after payment.
  • The whole relationship stays on WhatsApp, with no full name and no office address.
  • The photos are visibly taken from another listing or from a hotel.
  • The rent is far below the neighbourhood rate, and you must "decide today".

Agent or owner?
